Blue Reflections is a beautifully appointed beach house that offers everything you could ask for in a vacation rental home. This house is conveniently located just around the corner from Gulf Place Town Center and is a short walk to the beach access. In this spacious home, guests will find a fully-stocked kitchen, plenty of seating, luxurious furnishings, WiFi throughout the home, and comfortable bedrooms each with a private bath. Plus, directly across the street is the communal pool!

The 4 bedroom 4 and 1/2 bath beach home is 2 blocks to Ed Walline Beach and Gulf Place, with shops, restaurants, art colony, and summer activities. It has a 1st floor master for convenience. The kitchen is well equipped for cooking, and has coffee pot, teapot and a Keurig. There is a relaxing patio with chairs dining area and 4 adult bikes. The entertainment cabinet has games, puzzles and DVDs.You will not be dissapointed with this comfortable clean beach house, owned and managed by owners at Sand Dollar Vacation Properties.

Blue Reflections 71 Emma Huggins Lane Santa Rosa Beach, FL 32459 Door code will be texted to you on check-in date once the property is ready for your arrival. DIRECTIONS: From US-98, head south on S County Hwy 393. Drive approximately 2 miles. Turn left on Louva Lane (if you come to Gulf Place Town Center you have gone too far). Turn left on Emma Huggins Lane (entrance to Gulf Reflections neighborhood). The road will curve to the right. Blue Reflections is the last house on the street on your left. It sits directly across the communal pool of the neighborhood. CHECK IN/CHECK OUT TIME: The property will be ready for occupancy at 4:00 PM local time on day of check-in and must be vacated by 10:00 AM local time on day of check-out. During high season, some units may not be ready by 4:00 PM, your patience is appreciated. If you check out late, you could be subject to losing $100 per hour and will lose entire security deposit if over 3 hours late in checking out. KEYLESS ENTRY AND DOOR LOCKS: The front door utilizes a Schlage keyless entry. To unlock the door, press the SCHLAGE button to illuminate the keypad, input the 4-digit code, and twist the knob to disengage the lock. To lock the door, simply press the Schlage button, and rotate the knob to engage the lock. INTERNET ACCESS: WiFi Network: Blue Reflections Password: Breflect! 

COMPLIMENTARY BIKES: A bike waiver must be signed via Docusign before the combination to the bike lock will be released to guests. THIS IS A NON-SMOKING HOME: If this home has been found to be smoked in a $500 penalty will be charged to the credit card on file. ABSOLUTELY NO PETS: No Pets are permitted in the rental unit or anywhere on the premises under any circumstances, NO EXCEPTIONS. If any evidence of a pet(s) is found in your unit or on the premises, you will be required to vacate immediately with no refund of rent, fees, or taxes and you will be fined $500.00. GRILL: There is a CharBroil gas grill on the back patio. This should be cleaned and ready for you to use. If not, please contact me immediately so that I may contact my grill cleaning service. There is a spare propane tank next to the grill in a brown storage box. If you do end up needing to swap out the propane tank during your stay, please be sure to return the empty tank to the storage box and let me know right away so that I can make sure I have it filled before my next guests arrive. LOCKED CABINETS AND CLOSETS: You will find a couple locked closets and cabinets in the home. These simply contain supplies that the cleaning crew needs in order to get the home ready for the next guests. GREASE TRAP: In order to avoid damaging our plumbing system, we ask that guest please refrain from pouring grease, oils, or fats down the drain. Under the kitchen sink you will find a black container that has some grease disposal bags in it. If you could kindly use these bags (there are simple instructions printed on the bag) it will make a huge difference in keeping our drains from being clogged and damaging our system. 

TRASH PICK-UP: Trash is picked up every Monday and Thursday morning. Therefore, trash MUST be taken in designated trash cans to the street curb every Sunday & Wednesday evening. Please be sure to pull the trash cans back and return them to the appropriate spot on the side of the house no later than 5:00 PM on the date of trash pick-up to remain in compliance with the HOA rules of the community. SLEEPER SOFA LINENS: Linens for the sleeper sofa will be found in a basket in the corner of the living room. BLOW DRYERS AND MIRRORS: Each bathroom should come equipped with a blow dryer and magnification mirror. 

BEACH ACCESS: The closest beach access to this home is Gulf Place Public Beach Access. As you exit the Gulf Reflections neighborhood, turn right on Louva Lane. Take a left on S County Hwy 383 and the beach access is straight ahead (about 2 blocks away). BEACH EQUIPMENT: On the back patio you will find a large deck box. Inside you will find a few beach chairs, a beach umbrella, and other items to take to the beach. Pool towels should be found in the cabinet above the washer. WET BATHING SUITS AND TOWELS: In each bath and shower you will find some large plastic hooks. We kindly request that you use these hooks to hang any wet bathing suits. This will help keep our bathroom walls from being damaged. You will also find a towel tree on the back patio that can be used. 

COMMUNAL POOL: The communal pool lies directly across the street from the home. This pool is maintained by the HOA of the community. If at any time you feel there is something that needs attending to please contact me so that I can inform our HOA management company. This pool is not heated. ABSOLUTELY NO DIVING OR GLASS IS ALLOWED IN OR AROUND THE POOL. CIRCUIT BREAKER: If a fuse is blown in the home you will find the circuit breaker box by the washer and dryer. WATER SHUT-OFF: In the event there is a flooding incident and the water source to the house needs to be shut off, the water shut-off can be found in the front yard to the right of the driveway. COMMUNITY RULES: Guest agrees to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time. ABSOLUTELY NO fireworks of any kind are permitted on the premises or in the community. NOISE ORDINANCE: Quiet time for all properties is 10:00 p.m. until 7:00 a.m. in conjunction with Walton County ordinances. Please be considerate of your neighbors. RESTRICTIONS: Maximum of two cars may be parked in the driveway.NO STREET PARKING ALLOWED. NO trailers, boats, jet skis, RV's or Buses are allowed on the premises or in the neighborhood at any time. If you have more than two cars, you may park additional cars on the grass directly behind the communal pool along Louva Lane (please pull your car completely off the road and onto the grass). This area is owned by the Gulf Reflections HOA and this is where we have been instructed as the designation for overflow parking. If anyone tells you that you are not allowed to park there, please inform them that you are guest of a homeowner in the Gulf Reflections neighborhood and this is where the HOA has instructed you to park. Please contact me if you have any issues. 

DEPARTURE DAY INSTRUCTIONS: 1) Please load and run the dishwasher. 2) Empty the fridge of all food and discard in the garbage. 3) Remove all trash from the home and place in the garbage cans on the side of the house 4) If departing on a Sunday or Wednesday only, please move the garbage cans to the street curb. 5) Please leave all beds that have been slept in unmade (Do Not strip sheets please). Please leave any sleeper sofa slept in pulled out. 6) Please place all dirty towels on the bathroom floor (do not place in shower or tub). 7) Please set the AC unit to 73 degrees in summer, and 69 degrees in winter. 8) Please make sure the bikes are securely stored and locked. 9) Please ensure all windows are closed and doors are locked. 10) Please text me at 850-353-1033 when you have departed the home.
